As part of client investment mandate, DBF funds commercial real estate loans on institutional grade properties including: office, major and strip retail, industrial, apartments, and motel/hotel.  Demand for property type is subject to current portfolio allocation.  Loans are currently offered to properties located in the State of Idaho.
 
Current Rates*

Loan Criteria

 

  • Up to 75% LTV

  • 1.20X DSCR

  • 20-30 year amortization depending on the condition

              and age of the property

  • 10-year term

  • 0.25% origination fee for immediate funding

  • Rate lock at the time of application

  • Forward commitments and rate locks available for

              an annual fee of 1.00% 

  • Full personal guarantees must be provided

  • Submission from a loan broker is required
